Grounds areas and pet-waste cleanup frequency are agreed separately from the five-night trash schedule. Off-site hauling stays with your existing provider.
04 / HOW IT WORKS
From doorstep to dumpster. Every step explained.
FOR COMMUNITIES & PROPERTY MANAGERS
Commercial, step by step.
Five-night trash valet, with arrival and completion texts for the property manager and residents who opt in.
01
Set up your community’s route.
Choose trash valet plus pet-waste grounds cleanup for $30 per unit per month, or trash valet alone for $12 per unit per month. We confirm service nights, the pickup window, unit count, access, and your on-site dumpster or compactor. We also arrange text updates and resident opt-in details with management.
02
Residents prepare their bags.
Securely tie household trash bags and double-bag any pet waste or litter. Keep loose waste, liquids, sharps, and hazardous materials out. Follow the set-out location and bag or container guidelines agreed for your property.
03
We arrive, update you, and make the rounds.
Residents have prepared trash ready at the designated doorstep location within the agreed set-out window. We text management and opted-in residents when we arrive, collect the bags, and transfer them to the property’s on-site disposal point. The arrival text is a service update; the agreed set-out window still applies. The $30 plan also includes pet-waste grounds cleanup on the schedule agreed with management.
04
Get the completion text. Carry on with your evening.
We send an update when the collection round is finished. Residents bring any collection containers back inside according to community rules. If there’s a service question, management has a direct NightRoute contact.
NightRoute moves household trash to your property’s designated disposal point. Your existing waste provider handles off-site hauling. Bulky items, demolition, and cleanouts are quoted separately.
COMMERCIAL BENEFITS
Better for your residents. Built for your bottom line.
A resident amenity fee can help cover your NightRoute service cost and create an additional margin for the property. Set a fee appropriate for your community and compare the numbers below.
GIVE YOUR TEAM ROOM TO WORK
Less cleanup on an already full list.
Put recurring doorstep trash collection in our hands so your team can focus on maintenance, resident needs, and property priorities. Add pet-waste grounds care to take another routine task off their plate.
A PLACE PEOPLE WANT TO STAY
Make the everyday experience better.
Convenience residents use and a more manageable workload for staff can support satisfaction and long-term relationships. Valet trash is one practical part of creating a community people enjoy living and working in.
YOUR PROPERTY REFLECTS YOUR MANAGEMENT
Let the details show you care.
Residents and prospects notice the walk to their door and the grounds around them. An organized trash routine and pet-waste cleanup with the combined plan help your property make a more cared-for impression.
AN AMENITY THEY CAN USE
Five nights. One less trip.
We go door to door and move prepared household trash to your property’s designated disposal point. Residents get a useful convenience after a busy day, with clear instructions for every pickup.
COMMUNICATION THAT CLOSES THE LOOP
Know when we arrive and finish.
Arrival and completion texts keep management and residents who opt in informed. One direct local contact makes it easier to raise questions and coordinate service for your property.

Monthly resident collections$6,000
Monthly NightRoute service cost$3,000
Monthly difference before other costs$3,000
Enter a whole-number unit count from 1 to 100,000 and a resident fee from $0 to $10,000.
Illustration only, not guaranteed revenue or profit. Assumes the same unit count for service billing and paid resident fees. Excludes other property expenses, taxes, vacancies, and unpaid charges. Any resident fee must be appropriate for your lease terms and applicable requirements. Resident and staff retention results vary.
We arrange visits during the day or at night time, including convenient off-hours windows. Commercial trash follows the agreed five-night schedule; home services follow your weekly and monthly plan. We confirm timing and access before we arrive.
